Buying spray-foam roof insulation from China
Commission an independent roof assessment before ordering. Have the exact foam and roof design reviewed for moisture and fire risks, secure installer acceptance, and obtain written replies from your mortgage lender and insurer. Factory documents can be gathered by Cambridge China Bridge.

Commission an independent roof assessment
Appoint a surveyor or roof specialist independent of the foam seller and installer. Request a written assessment of roof coverings, underlay, timber condition, leaks, ventilation and access for future inspection. Ask whether roof-level insulation suits the property and how it compares with insulating the loft floor. Resolve repairs and unexplained damp before considering an order.
Ask for photographs and a drawing identifying where foam would touch timber, underlay or roof coverings. Record anything the assessor could not inspect and how it will be checked. Our internal wall insulation guide covers the separate wall-retrofit questions; obtain a roof-specific assessment for this purchase.
Match moisture evidence to the roof
Government moisture modelling identified direct application onto the roof covering as the highest-risk arrangement assessed. Ask your designer to identify the actual underlay and review the proposed foam, ventilation, air sealing and vapour control together. Do not choose a system simply because the seller calls it open-cell, closed-cell or breathable.
Request a property-specific moisture assessment explaining the climate, indoor humidity, existing roof layers and drying assumptions. Ask what happens if rain enters or timber needs inspection later. Have the designer specify the accepted foam formulation and installation details in writing, including evidence gaps that must be closed before purchase.
Review fire evidence for the roof assembly
Government-published fire research examined whether applying spray foam could reduce roof fire safety. Ask a competent designer to review reaction to fire, any fire-resistance needs and external fire spread for the proposed assembly. Include roof coverings, underlay, foam, linings, cavities and penetrations. Ask whether exposed foam is acceptable and which protective details are needed.
Obtain complete reports matching the formulation, thickness, substrate and protective lining proposed for your home. Ask the reviewer to distinguish product reaction-to-fire evidence from roof-system evidence and explain any differences from the tested arrangement. Use our test report verification guide for document checks. Treat research as a reason for technical review, rather than acceptance of your product.
Secure installer acceptance before importing
Ask the intended installer to accept the named Chinese factory product and approved roof design in writing before you pay a deposit. Request relevant system experience, application instructions and SDS. Agree responsibility for storage, substrate checks, mixing, application conditions, ventilation during work and safe reoccupation. Clarify whether their insurance and warranty cover materials supplied by you.
Agree inspection points before work becomes concealed, application records, batch traceability, photographs and the handover pack. For England and Wales, check whether building regulations approval is needed; confirm the local process separately for Scotland or Northern Ireland. Record the accepted specification through our construction submittal guide. Cambridge China Bridge's staff in China can gather factory records; your appointed specialists assess the roof and installation.

Write separately to your lender and insurer
Send your mortgage lender the property address, independent assessment, exact product, proposed roof build-up and installer details. Write: “Before I order, please confirm whether you accept this proposed spray-foam installation at my mortgaged property, what survey or valuation evidence you need, and any conditions.” Ask about implications for remortgaging and future sale. Keep the response, while recognising that future lenders make their own decisions.
Send the same pack to your home insurer. Write: “Please confirm whether buildings cover would continue during and after this installation, including resulting fire or water damage, and identify exclusions, conditions or policy changes.” Ask separately about defective materials and workmanship. Use our home insurance guide for wider cover questions. Hold the order until technical concerns and written conditions are resolved; neither party's acceptance replaces the roof assessment.
Frequently asked questions
Can I buy spray-foam roof insulation from China for my home?
Consider ordering only after an independent roof assessment, moisture and fire review, written installer acceptance and written lender and insurer replies resolve the proposed installation.
Is open-cell spray foam safe for every roof?
Do not use the cell type as your decision. Ask a designer to assess the actual underlay, roof condition, moisture exposure, ventilation and proposed installation together.
Will spray foam affect my mortgage?
Ask your lender about the exact proposal before ordering. Request its evidence requirements and conditions in writing. Current acceptance cannot guarantee acceptance by a future lender.
Will home insurance cover imported roof spray foam?
Send your insurer the roof assessment, product and installer details. Ask about cover during and after work, resulting damage, defective materials, workmanship and policy changes. Obtain a written reply.
