Retractable awnings: installer checks before buying
Before ordering, ask your installer to approve the surveyed wall, bracket layout, fixing design, site wind limits and safe retraction method in writing. Resolve property permissions with the relevant advisers and hold manufacture until the specification matches those decisions. Share the approved package with Cambridge China Bridge.

Survey the wall before choosing the awning
Arrange a site survey before accepting the factory's bracket arrangement. Ask the installer to identify the wall construction, condition and structural fixing material, including cavities, insulation, render and cladding. Record cracks, weak masonry, nearby openings and concealed services. Photographs alone should not be treated as confirmation of anchor suitability.
Provide the proposed width, projection, mounting height, weight and operating arrangement. Ask the installer to check door clearance, arm movement, access for maintenance and weather sealing around penetrations. Where the supporting structure is uncertain, ask a structural engineer to assess it before choosing the fixing design. Use our awning sourcing guide for the broader product brief.
Approve bracket loads and the complete fixing design
Ask the factory for drawings identifying bracket positions and the forces and moments transferred at each bracket, with units, directions and calculation assumptions. Request information for deployed and retracted conditions, including self-weight, operation and wind. Have the installer or structural engineer check how those loads pass through the anchors into the actual wall.
Request a written fixing schedule covering anchor type, supporting material, embedment, spacing, edge distances, installation method and any site testing the designer considers necessary. Ask how stand-off brackets through insulation or a cavity affect the design. Do not accept included bolts as site approval. Record the accepted brackets and fixings in the written product specification, and return substitutions for review.
Set wind limits for the actual installation
Obtain the manufacturer's wind-resistance evidence and operating instructions for the exact size, projection, arms and mounting arrangement you intend to buy. Ask what any quoted wind class means, which test conditions apply and whether the evidence covers your configuration. A headline rating should not become an assumed safe operating speed for every property.
Ask the installer to assess exposure, gusts, building corners and coastal or elevated locations against the manufacturer's information. Record when to retract, who monitors conditions and what happens when the premises are unattended. Agree sensor position, settings and functional checks. Plan retraction before conditions reach the agreed limit; do not treat an automatic wind sensor as a guarantee against damage.
Approve safe retraction and a failure procedure
Ask the installer to review trapping points around the arms, cassette and nearby structures throughout movement. Agree controls, visibility of the moving awning, protection where needed and a way to prevent unexpected operation during maintenance. For a powered model, have an electrician review the supply, isolation, cable route and outdoor connections before ordering.
Obtain the manufacturer's procedure for power loss, motor failure, sensor failure and a jammed awning. Confirm whether manual retraction is provided and can be reached safely. Ask the installer to demonstrate normal retraction and the approved fallback method during handover. Do not improvise by releasing loaded arms or dismantling the mechanism. Agree how to keep people clear and obtain assistance if safe retraction is unavailable.

Close permissions and sign off the order package
Send the relevant authority the exact position, projection, appearance and fixing drawings, identifying any signage or extension over a pavement. Ask which permissions apply rather than assuming a retractable product is exempt. Planning permission and building regulations approval are separate. Use our property permissions guide for the wider review, and our landlord approval guide for rented or leasehold property. Use guidance for the property's UK nation.
As a buying checkpoint, hold manufacture until the installer has signed the technical package and necessary property decisions are recorded. Agree commissioning, user instructions and maintenance arrangements. For workplace equipment requiring inspection, HSE says it should not be used unless you know inspection has taken place. Have Cambridge China Bridge's own staff in China obtain the matching factory documents and track changes; site suitability remains with the local installer and design advisers.
Frequently asked questions
Can I fix a retractable awning to a cavity wall?
Ask the installer to identify the wall construction and design the load path into suitable structural material. Obtain approval for the brackets and anchors before ordering; a supplied fixing kit does not establish suitability.
What wind speed can my awning withstand?
Request evidence and operating limits for the exact configuration. Have the installer assess site exposure and agree a retraction trigger. Do not convert a quoted wind class into a universal safe operating speed.
Will an electric awning retract during a power cut?
Check the exact model's instructions. Confirm whether manual retraction is available, accessible and safe, and have the installer demonstrate it. Agree a procedure for a jam or failure that prevents safe retraction.
Do I need planning permission for an awning?
Ask the relevant authority about the exact property and design. Show its position, projection, appearance and fixings. Check listed-property restrictions and landlord or freeholder approval separately.
