Garden room and pergola permissions before ordering
Before ordering, show your local planning authority and building-control adviser the intended use, site layout and exact design. Check listed-property restrictions and obtain drawings suitable for local review before authorising production. Cambridge China Bridge can coordinate the factory information with its own staff in China.

Start with the site and intended use
Use the permission checks below for an England project. For a site in Scotland, Wales or Northern Ireland, start with the relevant local authority and national guidance. Send the site address, photographs, proposed position and intended use to your planning adviser before choosing a factory model.
Describe whether the structure is detached or attached, open or enclosed, and intended for private use, customer visits or sleeping accommodation. Ask the local planning authority whether permitted development applies to that exact proposal, whether local restrictions affect it, and whether a planning application or lawful development certificate is appropriate.
Check listed-property restrictions separately
In England, the householder outbuilding guidance requires a planning application for a building or enclosure on land surrounding a listed building. Work affecting the character of the listed building also needs listed building consent. Show your conservation adviser any proposed wall fixings, openings, service connections and changes to existing structures.
For a pergola, provide drawings showing the roof, sides, attachment points and base. Ask the authority to assess the actual design rather than relying on the supplier's product name. Get the advice and any required decisions in writing before committing to a design that would be difficult to change.
Resolve building control alongside planning
Building regulations approval is separate from planning permission, and a project may need both. Ask a building-control adviser to review the proposed structure and installation, including foundations, boundary position, materials, intended use and services. Ask them to identify any exemption and explain what it covers.
Discuss structural calculations, ground conditions, anchoring, drainage, glazing, insulation and electrical work before accepting the factory's specification. A lawful development certificate addresses planning law only. Keep the product evidence discussed in our construction materials guide alongside the site review documents.
Obtain drawings that local advisers can assess
For an England planning application, plans and drawings must identify their scale, and plans must show north. Ask your local adviser to specify the drawing package before paying for detailed factory work. Request a site layout, floor plan, elevations and sections showing dimensions, ground levels, roof height and the relationship to nearby buildings and boundaries.
For technical review, request foundation and fixing details, material specifications, connection drawings and the assumptions behind structural calculations. Agree who will adapt the factory information to the site and resolve missing details. Use matching revision references across the quotation, drawings and installation instructions so advisers and the factory assess the same design.

Make the permission review an order checkpoint
As a buying precaution, hold production authorisation until the site advice, necessary decisions and agreed drawing package are in place. Record responsibility for design revisions, foundations, installation and services. Agree what happens commercially if the proposal needs redesign, then assess the supplier using our factory audit checklist. For production scheduling, see our China ordering calendar guide.
Have Cambridge China Bridge's China staff obtain the agreed factory documents and track design changes against the reviewed drawings. Keep the local adviser responsible for assessing suitability for the site. Before releasing the balance, use our supplier payment checklist to check the goods and documents against the agreed order.
Frequently asked questions
Do Chinese prefab garden rooms need planning permission?
Ask your local planning authority to assess the exact site, use and design before ordering. Provide the layout and drawings, and ask whether permitted development, a planning application or a lawful development certificate is appropriate.
Does planning permission cover building regulations?
Building regulations approval is separate from planning permission. You may need both. Arrange a building-control review of the structure, foundations and services before authorising production.
Can I put a pergola in a listed property's garden?
In England, the householder guidance requires a planning application for a building or enclosure on land surrounding a listed building. Ask a conservation adviser about the exact pergola and any work affecting the listed building.
What drawings should I get before paying a deposit?
Ask your local adviser to define the package. Obtain a site layout, plans, elevations, sections, dimensions, foundation and fixing details, plus specifications and calculation assumptions for technical review.
