Buying a sauna from China: UK installation checks
Before ordering, send the exact sauna, heater and site drawings to your local planning team, building control and proposed installer. Resolve the approval route, power or flue design, ventilation and fire clearances, then obtain written installer acceptance. Cambridge China Bridge can coordinate the factory documents.

Resolve planning and building control separately
Planning permission and building regulations approval are separate; you might need both. Some building projects do not need planning permission, but ask the council about your actual proposal before ordering. Send the location, external dimensions, boundary distances, foundation design, heater type and any chimney drawings. Explain whether the sauna is indoors, a garden structure or intended for paying guests.
Ask building control which parts of the enclosure, foundations, electrical work and heater installation need approval, what documents they want and when inspections should happen. Record the response and any outstanding conditions. The electrical and combustion guidance discussed below is for England; for sites in Wales, Scotland or Northern Ireland, ask the local authority which documents to use.
Have the installer review the exact heater
For an electric heater, send the proposed electrician its nameplate, English installation manual, wiring diagram, controls and safety-device details. Ask them to assess supply capacity, circuit protection, isolation, earthing, cable routing and suitability for sauna heat and moisture. England’s electrical safety guidance covers dwellings. Agree the notification and certification route before purchase.
For a wood-fired heater, ask the proposed stove installer to review the appliance, hearth, flue system, roof penetration and available installation evidence together. England’s combustion guidance addresses fuel systems and combustion products. Ask whether importing the enclosure but sourcing the heater locally would resolve an installation concern. For product selection, see our wooden sauna sourcing guide.
Draw the ventilation and fire clearances
Request a drawing showing air inlets, outlets, heater position, benches, door, controls and any mechanical ventilation. Ask the installer to distinguish ventilation for occupants and drying from combustion air for a stove. Have them check how extraction elsewhere in the property could affect the proposal. Agree how the completed installation will be checked during commissioning.
Ask for model-specific clearances to timber walls, benches, ceilings and nearby stored items, plus hearth and flue clearances where relevant. Show these on the actual layout and identify protective materials and fixings. Do not accept an unsupported claim that a heat shield allows a smaller gap. Put the accepted arrangement into the written product specification.
Check the wood-burning proposal locally
If considering a wood-fired sauna, ask the council whether the site is in a smoke control area and how the proposed chimney arrangement is treated. In smoke control areas, unauthorised fuels such as wood can only be burned in exempt appliances. Ask the installer to verify the exact appliance and intended fuel before accepting the factory’s stove package.
Include the chimney outlet, nearby windows, neighbouring buildings and access for cleaning in the review pack. Ask about carbon monoxide detection, safe refuelling and ash handling. Keep unresolved points open rather than assuming that an outdoor location settles them. Our portable wood-fired sauna guide covers the sourcing brief.

Obtain written acceptance before committing
Ask the proposed installer to confirm in writing that they have reviewed the named sauna and heater models, drawing revisions and site conditions, and are willing to install and commission that combination subject to listed conditions. Their response should identify required changes, excluded work, missing evidence, inspection arrangements and the certificates they will provide. Treat this as your purchasing gate, separate from any authority approval.
Where using a competent person scheme, check that the installer’s registration covers the proposed work. Registered scheme installers can self-certify work within the scheme’s scope. Resolve conditions before paying a deposit, then require renewed review if the factory changes the heater, controls, flue or layout. Cambridge China Bridge’s own staff in China can obtain the agreed documents and check the supplied configuration against the accepted specification.
Frequently asked questions
Do I need planning permission for a garden sauna?
It depends on the proposal. Send the council your site plan, dimensions, chimney details and intended use. Ask for a written response before ordering; check building control separately.
Will a UK electrician install a sauna heater from China?
Ask your proposed electrician to review the exact heater, manual, wiring diagram and site supply before purchase. Obtain written acceptance with any conditions, rather than relying on the factory’s assurance.
What fire clearance does a sauna heater need?
Get the exact model’s installation instructions and have the installer mark accepted clearances on your layout. Include walls, benches, ceiling, hearth and flue as applicable. Do not borrow a gap from another model.
What should my installer confirm before I order?
The models and drawings reviewed, willingness to install, required changes, missing evidence, ventilation and clearance arrangements, excluded work, commissioning checks and certificates to be supplied.
