Can I reclaim VAT on China self-build materials?
Yes, UK import VAT paid on eligible building materials can be reclaimed through the DIY Housebuilders Scheme for a qualifying private new home or conversion. Keep VAT payment evidence and original shipping documents, and claim after completion within the deadline. Ask Cambridge China Bridge to itemise your materials and shipping.

Check your project before ordering
The scheme includes individuals who are not VAT registered and are building their own home or converting a non-residential building into their home. Hiring a builder does not prevent a claim. For business purchases, read our separate guide to import VAT recovery.
Check the planning permission and intended use with HMRC before committing to imports. The dwelling must meet the scheme’s conditions, including separate use and disposal. Do not assume that permission to carry out building work establishes eligibility for the refund.
A qualifying conversion needs the right history
Converting a non-residential building into your home can qualify. For a derelict former home, HMRC requires evidence that it was not lived in for the 10 years immediately before work started. Establish the building’s previous use before treating your project as a qualifying conversion.
A qualifying residential conversion can include VAT on eligible conversion services as well as materials. A new-build claim covers eligible goods only. Ask your adviser to classify the project and review the builder’s invoices before you assemble the claim. For installation charges, see our guide to VAT on installing your own materials.
Separate building materials from excluded items
Materials must be incorporated in the building or its site during the works; goods used after completion are excluded. Tools and cleaning consumables are excluded. Carpets, carpet tiles and carpet underlay are not building materials for VAT purposes.
Fitted kitchen furniture can count as building materials, but most electrical and gas appliances do not, even when built in. Check each item rather than treating a complete kitchen package as eligible. Keep specification and product checks alongside the tax review, using our construction materials guide.
Arrange import evidence before shipment
HMRC requires evidence of import VAT paid and the original shipping or transit documents showing the imported goods. Ask your customs agent what payment evidence you will receive, then match it to the factory invoice, goods description and shipment. Keep the originals and make working copies.
Before accepting a delivered quote, establish who imports the goods and who receives the documents. Our delivered-shipment VAT guide explains the paperwork risk. A factory invoice alone is not proof of UK import VAT paid. Customs duty is separate from VAT; see UK import duty and VAT.

Build the claim file and protect the deadline
For work completed on or after 5 December 2023, apply no more than 6 months after completion. Earlier completions had a 3-month deadline. The scheme permits a single claim, so prepare the file during the project and submit after completion.
Match each claimed item to its invoice and import evidence, and retain planning and completion records. Remove ineligible lines from mixed invoices. Separately invoiced transport or delivery is not eligible under the scheme. Record the completion date used for your claim and set a reminder well before the deadline.
