Hiring trades for my home: principal appointments
For your own home, confirm who coordinates design and construction, appoint the principal roles and record who takes the domestic-client duties. In England, address building-regulations roles separately. Pass factory information to the team before ordering and installation. Factory document collection can be supported by Cambridge China Bridge.

Check whether you are a domestic client
Under the Construction (Design and Management) Regulations, a domestic client commissions construction work on their own home or a family member's home outside any business activity. The purpose of the work matters. If the project involves business use, ask your project adviser to establish the client category before relying on domestic-client arrangements.
Start with a project brief naming the property, intended use, proposed work, designers and trades you will engage directly. Tell the team which materials you intend to buy from China. Use our construction materials guide for product-performance and conformity checks; this guide addresses who manages the project and receives that information.
Make the principal appointments explicit
For a project involving more than one contractor, the construction health and safety framework requires written appointments of a principal designer and principal contractor. HSE advises appointing the principal designer early in design and the principal contractor before construction begins. List the whole planned project when discussing appointments, including trades arriving at different stages.
Domestic-client duties normally pass to the principal contractor on such a project. A principal designer can instead take them on through a written agreement. Without that agreement, engaging an architect does not transfer the client duties to them. If you omit the appointments, the principal roles fall to the designer controlling pre-construction and the contractor controlling construction. Record names, scope and acceptance before work proceeds.
Address England's building-regulations roles
In England, building-regulations roles concern compliant design and building work, while construction health and safety roles concern risks to people. Their competence requirements differ. The same people or organisations can hold both sets of principal roles, but you must confirm this in writing. Ask each appointee to explain their scope and relevant experience. For a project elsewhere in the UK, confirm local building-regulations arrangements with the project adviser.
England's domestic clients must provide designers and contractors with building information they hold or can reasonably obtain. Gather existing drawings, surveys and records of previous work alongside the proposed material information. Agree a shared document location and a contact for questions, so information reaches the people making design and installation decisions.
Route factory information through the project team
Ask the principal designer to identify which product information designers need, and the principal contractor to identify what installers need. Send information before committing to manufacture, then send the accepted revision before installation. Include product identity, intended location, applicable declared performance and test evidence, fixing details, storage and installation instructions, handling risks and maintenance information.
Use our construction-material submittal guide for assembling and reviewing the pack. Keep technical acceptance and purchasing release as separate records. Identify who reviews structural, fire and interface questions. For bilingual drawings, follow our translated drawing approval guide. Ask the team to resolve differences between factory instructions and project drawings before affected work proceeds.

Agree site coordination and the final handover
Ask the principal contractor for the written construction phase plan before work starts. Agree how trades receive current drawings, who organises unloading and storage, who checks delivered product identities, and who can authorise installation. Give the coordinator the delivery programme and flag heavy, fragile or moisture-sensitive materials. Route substitutions back through the technical reviewer and purchasing decision-maker.
Keep the accepted product pack, delivery and batch records, installation photographs, agreed changes and maintenance instructions together. Ask the project team which records belong in its formal handover documents. Cambridge China Bridge's own staff in China can help obtain factory information and clarify product revisions; agree that sourcing scope separately from the project's principal appointments.
Frequently asked questions
Do I need a principal contractor if I hire separate trades?
A project involving more than one contractor requires a written principal-contractor appointment under construction health and safety rules. Discuss the whole planned project with your adviser before trades start.
Does my architect automatically take my domestic-client duties?
No. The principal designer needs a written agreement to take those duties. Without it, domestic-client duties normally pass to the principal contractor on a project involving more than one contractor.
Can the same principal designer cover safety and building regulations?
Yes, in England, provided they can meet the different competence requirements. If the same appointee covers both roles, you must confirm this in writing.
What should I give my builder for materials bought from China?
Provide the accepted product pack: identity, applicable performance and test evidence, drawings, fixing and installation details, storage instructions and maintenance information. Identify revisions and record receipt.
