China-bought beams: party wall checks
Yes. Beam bearings, wall openings and excavation for new supports can affect shared walls or neighbouring foundations. Check the rules for the site location, settle the notice route and freeze the engineer’s design before committing to manufacture. Cambridge China Bridge can coordinate the factory specification with your project team.

Start with the site location
In England and Wales, use GOV.UK party wall guidance to assess the proposed works. The party wall Act does not apply to Scotland or Northern Ireland. For a site there, ask a local property solicitor and structural engineer to identify the neighbour, ownership and consent issues for that location before adopting an English notice template.
Party wall agreements are separate from planning permission and building regulations approval. Ask the local planning and building control teams which project approvals to check, while your property adviser deals with neighbouring owners. Keep a written list of each outstanding decision, who handles it and what design information they need.
Check how the components affect the neighbours
Give your engineer and party wall adviser a site plan, measured drawings and the installation proposal. Flag beam pockets in shared masonry, removed supports, new columns near boundaries, excavation and temporary propping. Ask them to assess the load path and the effect on neighbouring foundations, including during installation. A factory drawing alone cannot establish the condition of the existing building.
Ask how neighbouring foundation positions and depths will be established, and who will arrange any investigation or access discussions. Record unknowns rather than filling them with assumptions. Our construction materials guide covers product performance and documentation; use this site assessment to establish whether the proposed component and installation suit the actual building.
Settle notices and surveyor advice
Where the work falls within the party wall Act, you must notify all adjoining owners. Ask your adviser to identify those owners and confirm the notice type, supporting drawings, service method and applicable notice period. Discuss the proposal early and keep any agreement in writing. For existing party wall work or excavation notices, do not treat silence as consent.
If you and your neighbour cannot agree under the party wall process, you must appoint a surveyor; you cannot act as your own surveyor. Ask about appointing a shared surveyor or separate surveyors, the scope of their advice and the fees. Before releasing manufacture, ask whether unresolved neighbour issues could change the supports, installation method or component dimensions.
Freeze the design before factory release
Ask the structural engineer to confirm the calculations, bearing details, connections, base plates, anchors and foundation assumptions for the proposed arrangement. Ask the installer to review lifting, access, temporary support and assembly sequence. Give the factory the reviewed drawing revision, material specification and inspection criteria, with a clear instruction to seek approval before making substitutions.
Make manufacture conditional on written release from the named buyer or project lead after the design dependencies are settled. A change to a bearing, column position or foundation can make fabricated parts unusable. Use our factory audit guide for manufacturing capability checks, and ask your engineer to review any factory proposal that changes the structural arrangement.

Keep an order file that follows the installation
Keep the engineer’s reviewed drawings, neighbour correspondence, notices, surveyor documents and factory specification together, with matching revision references. Agree who checks changes after manufacture starts. If site conditions differ from the design assumptions, pause the affected work and return the issue to the project team before asking the factory to modify components.
Before shipment, check the actual components against the released specification and reconcile their documents with the project file. Our checks before paying the balance cover that payment checkpoint. Cambridge China Bridge’s own staff in China can coordinate factory queries and inspections against your agreed brief; appoint your UK project advisers separately.
Frequently asked questions
Does buying a beam from China change party wall rules?
Assess the site and installation proposal with your engineer and property adviser. Beam bearings, wall openings and new support foundations need project review before you release manufacture.
Does the party wall Act apply in Scotland or Northern Ireland?
No. Ask a local property solicitor and structural engineer to check the issues for that location before using an English party wall notice template.
Can I assume my neighbour agrees if they do not reply?
Ask your adviser to confirm the response position and next procedural step.
When should I order the structural components?
Request quotes while the design is being checked. Release manufacture after the reviewed drawings are fixed and neighbour or surveyor issues that could change the components have been settled.
