Do I need lender consent for a garden building?
Check your mortgage conditions and ask your lender whether the proposed building or alterations need consent. Before paying a deposit, obtain written approval where required, or written confirmation that consent is unnecessary for the submitted proposal. Factory documents can be coordinated by Cambridge China Bridge.

Check the mortgage documents before choosing a model
Read your mortgage offer, mortgage conditions and any later variations. Look for clauses about alterations, additions, demolition, property use and notification or consent. Send unclear wording to your lender or solicitor and ask how it applies to the exact proposal.
Describe the work rather than relying on labels such as temporary, modular or garden office. Ask whether the lender wants notification, an application for consent or no further action. Explain foundations, attachment to the house, service connections and any changes to existing walls or roofs.
Tell the lender how the space will be used
State whether the building is for private recreation, home working, stock storage, customer visits, sleeping or letting. Describe the actual activities and any intended change from the property's current use. Ask the lender to assess both the construction work and the proposed use.
Government guidance says running a business from home may need permission or separate insurance. If the garden building will support your business, ask your lender about that use and your insurer about cover during installation and afterwards. Keep their replies with the project documents.
Submit an identified proposal
Ask the lender for its submission checklist and the correct contact or application route. Prepare the mortgage account reference, property address, description of works, intended use, site layout, drawings and specifications. Include the proposed installer, programme, estimated project cost and funding source, identifying anything still provisional.
Ask whether it wants structural calculations, a valuation, insurance information or local approval documents. Use matching revision references throughout. Our garden building permissions guide covers local reviews; our construction submittal guide helps organise factory evidence.
Make the written decision a deposit checkpoint
As a purchasing precaution, hold the deposit and production authorisation until the lender has approved the proposal where required, or confirmed in writing that consent is unnecessary. Ask the response to identify the property, works, intended use and drawing revisions. Clarify whether a reply is a decision or merely an acknowledgement.
Read every condition before committing funds. Ask about outstanding documents, inspections, completion evidence and any deadline stated in the decision. Agree supplier terms for refusal or redesign before paying. Keep the lender response alongside the separate planning, building control and warranty acceptance records.

Control changes after approval
Put the reviewed design, specification and document revisions into the order. If the factory proposes a different structure, foundation, fixing method or layout, pause the affected work and ask the lender whether renewed review is needed. Do the same if the intended use changes.
Cambridge China Bridge can use its own staff in China to obtain factory drawings and track revisions. Keep the lender responsible for its decision and your local advisers responsible for their assessments. Retain the correspondence, final drawings and requested completion evidence together.
Frequently asked questions
Do I need mortgage consent for a detached garden room?
Send the lender the location, foundations, services and intended use. Ask it to confirm in writing how your mortgage conditions apply before paying a deposit.
Does planning permission count as lender approval?
Ask the lender for its own written decision. Keep planning correspondence separately and include it in the lender submission if requested.
What should I send my mortgage lender?
Ask for its checklist. Prepare the property and account details, description of works, intended use, drawings, specifications, installer, programme, estimated cost and funding source.
Can I pay the factory deposit while consent is pending?
As a buying precaution, wait for written approval where required, or written confirmation that consent is unnecessary. Agree what happens if the design is refused or needs changing before paying.
