Getting started

Can I use a Chinese rooflight in my UK home?

A rooflight bought from China may be suitable, but confirm the local approval route and get your designer and installer to accept the exact unit and roof details before ordering. Resolve glazing, structural opening, weatherproofing and any escape use together. Coordinate the factory drawings and evidence with Cambridge China Bridge.

Ask planning and building control separately

Contact the local planning authority through your council to establish whether planning permission is needed. Building regulations approval is separate, and you might need both. This checklist focuses on an ordinary home project in England. For a property elsewhere in the UK, obtain local advice before adopting an English specification.

Send the address, roof photographs, proposed location, elevations and a section showing how far the complete rooflight projects above the roof. Ask about permitted development, local restrictions, side-facing glazing and any listed-building considerations. Government guidance advises checking permitted-development restrictions with the local planning authority before work. Request written advice identifying the drawings reviewed and any further application needed.

Get the installer to review before you order

Use our window building-control guide for the application and installer-certification routes. For this rooflight, ask building control which route covers the proposed work, including a new or enlarged roof opening. Ask what drawings, calculations and product evidence it wants and when inspections should take place.

Give the installer the proposed unit drawings and installation instructions. Obtain written acceptance of the owner-supplied rooflight, its fixing method and the surrounding roof work. Name who measures, designs the opening, supplies the weatherproofing components and deals with defects. Treat the installer's agreement as a purchasing checkpoint; keep it separate from the applicable approval and completion records.

Review overhead glazing and escape use

Ask your designer to specify the glazing build-up for its overhead position, including the inner pane, breakage behaviour and any risk of people standing on or falling onto it. Have the installer review glass weight, handling and replacement access. Our double-glazed units guide covers the glass component; also review the complete rooflight's thermal performance, ventilation and condensation details.

Tell the designer and building control whether the room relies on this rooflight for escape. Ask them to assess the actual clear opening, opening mechanism, restrictors, reach from the finished floor and the route outside. Do not choose an escape unit by its outer frame dimensions or a catalogue description. Resolve any tension between the proposed escape arrangement and planning advice before ordering.

Approve the roof opening and weatherproofing

Have the designer or structural engineer review the existing roof and proposed opening before fixing manufacturing dimensions. Ask for the support and trimming details, load assumptions and fixing locations. Identify any rafters or trusses affected and who will design alterations. Record whether the factory dimensions describe the glass, frame, structural opening or supporting kerb.

Ask the installer to review a section through the complete roof build-up: roof pitch, kerb or upstand, flashing, membrane connections, drainage, insulation and internal seals. Request confirmation that the proposed components suit your roof covering and rooflight. Agree responsibility for every junction, including components supplied locally. Close gaps in the detail before accepting a factory's generic installation sketch.

Release the order against an agreed drawing pack

Keep a dated pack containing the agreed rooflight configuration, opening and weatherproofing drawings, glazing specification, supporting reports and written review comments. Match the reports to the ordered size, glass, frame and opening arrangement using our test-report coverage guide. Ask the installer which details should be photographed before concealment and what records it will provide at handover.

Make order release conditional on resolving the recorded questions and obtaining any necessary pre-work decisions. Require substitutions to return to the designer and installer for review. Cambridge China Bridge's own staff in China can request the agreed drawings and factory evidence and check the order against that pack. Keep local technical acceptance with the people responsible for the home project.

Frequently asked questions

Do I need planning permission for a Chinese rooflight?

Ask your local planning authority about the proposed roof alteration and property. Send drawings showing location and projection. Check building regulations approval separately.

Will a UK installer fit a rooflight I bought from China?

Ask before ordering. Obtain written acceptance after the installer reviews the exact unit, glazing, fixings and roof junctions. Confirm who handles the approval route and completion records.

Can an opening rooflight be a fire escape?

Have your designer and building control assess its proposed escape use. Provide the clear opening, mechanism, restrictors, floor position and route outside. An opening rooflight is not enough information to decide.

What rooflight dimensions should I give the factory?

Use dimensions agreed by the designer and installer. Distinguish glass size, frame size, structural opening and supporting kerb. Confirm the measurement owner and drawing revision before manufacture.
